1-1/2 Story Homes….. Fulfilling all of your living needs by incorporating partial second floor areas.
Two main styles exist.
The first style refers to a home whereby only 1/3-2/3 of the second floor can be utilized as living space while the balance is either open (vaulted) from the first floor or not tall enough for normal use and therefore lost under the roof structure.
The second style (sometimes called a Cape Cod) incorporates a portion of the roof line as an architectural detail of the second floor room(s). Here, the second floor walls are typically between four and six feet in height at the point where they meet the angled ceiling (roof). Because the walls are not full-height, the introduction of natural light occurs on gable walls (end-walls) and/or through the addition of dormers, skylights, or, on occasion, through the use of transom style windows located lower on the wall(s).
